Committees
The Committees are appointed by the Board of Directors (BoD) for the purpose of broaden homeowner input and involvement, and to assist the board.
All committees with the exception of three, are at the discretion of the board and are advisory only to the board. They can not make any decision and direct any business of the association. The three exceptions are the Architectural committee, Nominating committee and the Compliance committee.
While the committees are advisory only they are still in a position of big influence in their area of association business. By doing good research and giving reasonable advice to the board their suggestions are most often followed by the board.
All committee work is done on a volunteer basis and new volunteers are always welcome. Please contact the property manager if you would like to get involved we look forward to working with you.
The current committees are:

Architectural committee
The existence of the Architectural committee is set forth in the By Laws of the Association Article IX and the Declaration of Covenants Article XIV. Its responsibility is to supervise the changes and manage the development of the aesthetics of the community.
The committee consists of five members of which the chairman is selected form the board of directors.
The Architectural committee meets on a monthly basis to conduct business which mostly consists of handling tabled ARB applications.
Compliance committee
The existence of the Compliance committee is set forth by Florida statue. Its responsibility is to act as the first level of mediation in a dispute between the Association and any homeowner.
The committee consists of five members of which none may be a director of the board.
The Compliance committee meets on an as need basis, which is infrequent.
Landscape committee
The Landscape committee is a BoD discretionary committee. Its charter is to give advice regarding landscaping in the community. They can not give directives to or interfere with, ongoing Landscape maintenance services.
The committee consists of five members.
The Landscape committee meets on an as need basis, approximately monthly.
Gate Access committee
The Gate Access committee is a BoD discretionary committee. Its charter is to give advice regarding access control in the community. They can not give directives to, or interfere with, ongoing Access control services.
The committee consists of three members.
The Gate Access committee meets on a need basis, approximately monthly.
Legal committee
The Legal committee is a BoD discretionary committee. Its charter is to give advice in legal matters to the board and be the interface to the association legal counsel.
The committee consists of two members and is chaired by the President of the Board of Directors.
The Legal committee meets on an as need basis, which is infrequent.
Budget committee
The Budget committee is a BoD discretionary committee. Their charter is to annually develop a budget for the next fiscal year.
The committee consists of two members and is chaired by the Treasurer of the Board of Directors.
The Budget committee is seasonal and is active 30-60 days before the budget approval board meeting which commonly is held in October of each year.
Nominating committee
The Nominating committee is set forth in the By Laws of the Association section Article V, Section 1. Their charter is to ensure nominations for the Board of Director at the annual election so that all seats can be filled.
The committee consists of three members and is chaired by a member of the Board of Directors.
The Nominating committee is seasonal and is active 60-90 days before the annual meeting which commonly is held in December of each year.
