Provided Services

The Homeowner Association provides a number of services of which some are mandatory for the association to provide and stipulated in the documents, some are optional for the association to provide and they are either stipulated in the documents or are decided by a past or current board of directors.

The following sections are brief explanations of the above services, a few services requires more comprehensive explanations and thus have their own pages which are linked at the bottom of this page.

Maintenance of Common Property

The Association is responsible for maintenance of the entrance, streets, sidewalks, recreational areas, Clubhouse and, landscape buffer zones which includes lawns between sidewalk and street and 10-30ft of the perimeter of the community towards neighboring communities.

Irrigation of homeowner properties

The Association is responsible for irrigation of all homeowner properties. This includes repairs caused by normal wear and tear. Each individual homeowner is responsible for any damage caused to the irrigation system caused by them or any contractor contracted by them, and any alteration made to the irrigation system as required by the homeowner. Any work done to the irrigation system must be contracted through the irrigation contractor appointed by the Association.

Homeowner security monitoring

The Association is responsible for bulk contracting services for individual home security monitoring. Each home is wired and equipped with a security system which each homeowner has to have hooked up the the security monitoring service. The homeowner is responsible for getting the Palm Beach county permit for the security system.

Cable TV

The Association is responsible for bulk contracting of basic analog cable TV service. Each home is wired with cable TV service. The homeowner is responsible for any additional services received from the cable TV service provider such as Digital, HDTV or Internet services.

Exterior Maintenance of Attached Homes

The Association is responsible for exterior maintenance of the multi unit homes when the whole structure is concerned. If only one or a few units are affected it is the homeowner's responsibility to maintain and repair the exterior of their section of the structure.
